I finally got the disclaimer working after reading this post "https://docs.iredmail.org/sign.disclaimer.html".
No, when it comes to text formatting the html part is working with no issues text is formatting correctly.
BUT with the *.txt version, although they are format correctly when viewed in VI, nano, or notepad, when they are added to the email they seem to be just a one-liner. Line feed are not working.
This is what it looks like in v 8 linesi:
